Peeling paint does not automatically mean your whole roofline needs replacing. Loose boards, recurring damp marks and visible damage do deserve attention, however. These seven signs help Anglesey homeowners describe a problem clearly before arranging a fascia and soffit assessment.
1. Paint repeatedly peeling from timber
A single patch of worn paint may be a maintenance issue. Paint that repeatedly blisters or flakes in the same place is a reason to look more closely at the condition of the timber and the source of moisture. Photograph the area and note whether it changes after rainfall.
Do not agree to a cover-up purely on appearance. Ask whether the timber beneath is suitable to retain and what evidence supports that recommendation.
2. Boards that look bowed, split or detached
Compare the affected section with the straight runs beside it. A board that has moved, a separated joint or an opening at a corner needs assessment of the board and its support. Cosmetic trim alone may not address the cause.
If something appears loose above a path or doorway, keep people away from that area until it can be made safe. Do not stand underneath to pull at it.
3. Guttering pulling away from the roof edge
An uneven gutter can have several causes. The brackets, gutter alignment and supporting fascia all need consideration. Replacing the gutter alone may leave an underlying support problem unresolved.
Record where the sagging begins and whether the water spills at that point. See our guide to gutter repair or replacement for help separating an isolated fitting problem from a wider issue.
4. Persistent marks beneath the eaves
Dark streaks or damp-looking areas can provide clues, but a photograph cannot identify the cause with certainty. Note whether the marks appear below a gutter joint, behind the gutter or under the soffit. Tell the assessor about any related indoor staining.
Cleaning may improve the appearance without resolving the water route. Ask how the proposed work addresses that route before deciding on new boards.
5. Broken soffit panels or missing trims
The soffit is the underside of the roof overhang. Gaps, damaged panels and missing edge trims should be recorded from the ground. The assessment should include the surrounding sections, not only the visible opening.
Do not fill an opening without knowing its purpose. Existing roof ventilation needs to be considered when boards and trims are repaired or replaced.
6. Repeated repairs in the same places
A record of previous work is useful. Note when joints were repaired, timber was painted or gutters were adjusted. If the same fault returns, ask whether the original cause was identified.
Repeated minor repairs can justify reviewing the whole affected elevation. They do not automatically mean every side of the house needs new fascias.
7. A change after windy weather
New rattling, displaced trim or a visibly altered roof edge after a storm warrants a ground-level check. Do not climb onto the roof to investigate.
Send clear photographs, your Anglesey postcode and a short timeline. Ask which parts can be repaired, which may need replacing and how the recommended work has been determined. That makes a more useful starting point than choosing a replacement solely because the roofline looks old.
